Fixer upper homes

Buying fixer upper homes can be lucrative or can become a disaster especially if you run out of money to complete the renovation project.  If you think you might be tight on cash to remodel a fixer upper you might want to consider applying for a renovation home loan.

The renovation home loan allows the home buyer to finance the cost of renovations with a small down payment.  The renovation loan will require a property appraisal and will use what the value would be after renovations are completed to determine the maximum loan amount.  I personally believe having this appraisal protects the home buyer by avoiding over improvement of the property.

What are mortgage rates like?


I am often asked, what are mortgage rates like?  I tell them mortgage rates are low!  Looking at historical rates can really help you realize just how low they are in comparison to years past. Although mortgage rates fluctuate and can change throughout the day, when you look at the big picture mortgage rates are very low. Mortgage rates might rise before you can lock in your rate but again if you look at the history of rates you are choosing a great time to buy or refinance your home.

You could get a mortgage from a vending machine!

Opinion:

I found a lower rate so I am going with XYZ bank. Sounds great! Unfortunately the way your loan was structured could cost you more money than a slightly higher rate would have. How can that be?! Getting a "good deal" on mortgage loan is not as easy as just shopping the rate. There are other factors that mitigate the expense of the loan. Structuring PMI, Paying points vs. not paying points, time the loan will be kept, how the home will be used as a few examples. I'm willing to bet the "low rate lender" didn't take the time to explain all of these things to you. Having a lower rate is fine and dandy until your loan is structured improperly and ends up costing you more money than what you would have saved with the lower rate. Isn't the purpose of the lower rate to save money? This is why my profession requires a State and Federal license. If it was as simple as getting a low rate, loan officers would not be needed. What makes a mortgage calculator different from a regular calculator?


The mortgage calculator has a special feature that calculates the monthly payment with principal and interest.

The mortgage calculator includes a place to add property taxes

The mortgage calculator includes a place to add home owners insurance premiums

The mortgage calculator includes a place to add HOA dues if they are applicable.

The mortgage calculator through my FairwaNow mobile app has mortgage insurance payments built in based on the type of loan you are doing and other factors.  Missing this part of a monthly payment can really throw off the estimated monthly mortgage payment.  FHA loans have a different mortgage insurance premium than a conventional loan and conventional loans have multiple options based on things like loan to value, credit score & loan amount as examples. USDA loans also have completely different mortgage insurance premiums than FHA and conventional.

To get an accurate quote it is best to contact a licensed loan officer because rates change and there may be programs available to you to help reduce the monthly payment. Steps to buying a new construction home / home builder

Buying a new home has a different process than buying an existing home.
The first step is to figure out your financing options with a loan officer unless you are paying cash.
As seen below, the loan officer will conduct a review of key information needed to assess your eligibility.
From there you will want to find the home and make an offer to purchase.  Don't be surprised if the home builder asks for a large deposit.  Often the builder has to pay for architectural design blueprints and has to pay for permits before they can begin building your home. The large deposit helps the builder offset the initial cost.
Once under contract I suggest a pre drywall inspection so you can find any issues before the walls are installed and another right before closing.

The cost of a mortgage matters. Renters trying to become home buyers often want to know the rate and the fees.  What they don’t put much effort into is selecting the right loan officer.  The buyer will be sharing their most personal information with their loan officer. Things like their credit, income, assets, employer, marital status and more.  Yet they focus primarily on the rate and fees. 

The lowest rate and fee does not mean that your loan will close on time or that the loan officer will be available whenever you have a question or a problem.  Think about the loan officer who will, has or is currently helping you with your mortgage.

Over the years I have had customers tell me they would have bought a home sooner but didn't think they could qualify for a home loan.  Examples of reasons they didn't think they qualified are:

  • They thought they had to have a 20% down payment
  • They thought they had to have excellent credit
  • They thought they had to pay off all of their debt
  • They did not know how to get started
These are not necessarily things that would prevent you from being approved for a home loan. 

Things lenders look for when determining eligibility:

  • Ability to pay - Is your income sufficient?
  • Stability - How are you paid? Are you salaried, hourly or self employed?
  • Credit history - Do you have credit and if you do what has been your past payment performance?
  • Collateral - How much money do you have to make a down payment?
